Who will I have a contract with?
S&K Property Investments and Improvement Ltd (company number 16932889), part of the S&K Group. SK Developments is its brand for design and build projects. Specialist trades work under that one contract.
Is the home visit really free?
Yes. The first visit to look at your house, discuss the project and measure up for a quote is free and there is no obligation.
Do you only build, or do you design too?
Both. We can prepare drawings, arrange structural calculations and handle planning and building control, then build. Or we can build from drawings you already have.
Is your price fixed?
Your written quote is a fixed price for the agreed drawings and specification. If you change the design or something unforeseeable is found, such as poor ground, we explain the cost before doing any extra work.
How do payments work?
Your quotation sets out a deposit and stage payments tied to work completed, with the balance on completion.
Which areas do you cover?
We take on projects across England, Wales, Scotland and Northern Ireland. For islands and remote areas we confirm availability and any travel costs before quoting.
Do you handle planning permission?
Yes. We check whether your project is permitted development and, if not, prepare and submit the planning application.
Do you deal with building control?
Yes. We make the building regulations application (or building warrant in Scotland), book inspections and pass you the completion certificate.
What about party wall notices?
In England and Wales we identify party wall work during design and prepare the notices. In Scotland and Northern Ireland we agree arrangements with neighbours in writing.
Can I stay in my house during the work?
For most extensions and loft conversions, yes. We build the new structure before opening up the house, so disruption inside is kept to a few weeks.
How long will my project take?
A single-storey extension is typically 10 to 14 weeks on site, a rear dormer loft conversion 6 to 9 weeks and a garage conversion 3 to 6 weeks, after approvals.
Do your prices include VAT?
Yes. Guide prices on this site include VAT at the rate that normally applies: 20% for work on existing homes, 5% for most conversions creating a new home and 0% for qualifying new builds.
Are the photos on your website of your projects?
No. The images on this website are computer-generated to show the types of project we build. We will add photos of completed projects as they are finished.
Do you have reviews?
Not yet on this site. We will publish verified reviews from completed projects rather than show anything we cannot stand behind.
Can you supply the kitchen?
Yes, or you can buy your own and we fit it. Either way we plan the services and the programme around it.
What happens at the end of the job?
We walk round the work with you, put right any snags, and hand over the building control completion certificate and any product guarantees.
