1. Free home visit
We visit, look at the house and garden, talk through what you want and roughly what you want to spend, and take measurements. We also check access, drains and the planning history of the property. There is no charge and no obligation.
2. Design
Architectural technicians we work with prepare the drawings, or we build from your own architect's drawings. A chartered structural engineer provides calculations for beams and foundations where needed. You can change the design until you are happy with it.
3. Fixed quote
Once the drawings and specification are agreed, you receive a written, itemised quote. It lists what is included and what is not, so there is no guesswork. The price is fixed for that specification. If you change the design later, or something unforeseeable is found such as poor ground, we explain the cost in writing before doing extra work.
4. Approvals
We confirm whether the project is permitted development or needs planning permission, and make the application. We apply for building regulations approval (a building warrant in Scotland), and serve party wall notices in England and Wales where the law requires them. Work does not start until the approvals that must come first are in place.
5. Build
You receive a written programme showing each stage and when payments fall due. Payments are a deposit and then stages tied to completed work, as set out in your quotation. Building control inspects the work at key stages.
6. Completion
We walk round the finished work with you, put right any snags and hand over the building control completion certificate and product guarantees. Keep these documents safe for when you sell.
Who you contract with
Your contract is with S&K Property Investments and Improvement Ltd (company number 16932889), part of the S&K Group. SK Developments is its brand for design and build projects. The project is managed under that contract, with specialist trades working within it.
