Terms
1. About these terms
This website is operated by S&K Group Holdings Ltd (company number 16703925). SK Developments is a trading name of S&K Property Investments and Improvement Ltd (company number 16932889, registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG), and quotations and contracts are with that company. These terms cover your use of the website and explain how our guide prices, quotations and contracts work.
2. Guide prices are not quotes
Prices on this website, including the guide price tool, are general guide ranges including VAT at the rate that normally applies. They are not offers. A price only becomes binding when we give you a written quotation after a survey, and you accept it.
3. Quotations and contracts
- Your written quotation sets out the scope of work, drawings and specification it is based on, the price, what is excluded, the payment stages and how long the quotation is valid.
- The contract is formed when you accept the quotation in writing. The quotation and our written contract terms will govern the work.
- Payment is a deposit followed by stage payments tied to work completed, with the balance on completion, as set out in your quotation.
- Changes you ask for, and extra work needed because of conditions that could not reasonably have been foreseen (for example poor ground or hidden defects), are agreed in writing with their cost before the work is done.
4. Cancelling
If you are a consumer and the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 give you a right to cancel, for example for a contract agreed at your home or at a distance (by email, phone or online), you have 14 days from the day the contract is made to cancel. To cancel, tell us clearly in writing, for example by email to info@skdevelopments.co.uk; you can use the model cancellation form supplied with your quotation. If you ask us in writing to start work within that period and then cancel, you pay for the work done up to the point you tell us, and for any materials made to your specification that were ordered at your request.
Contracts for the construction of new buildings or substantial new parts of existing buildings fall outside those Regulations. As a goodwill measure, we will not start work or order materials in the first 14 days after you accept a quotation unless you ask us to, and you may cancel without charge in that time if nothing has been started or ordered at your request.
5. Your legal rights
If you are a consumer, nothing in these terms affects your statutory rights, including under the Consumer Rights Act 2015. If you live in Scotland or Northern Ireland, you keep the protection of the mandatory consumer law that applies there.
6. Images and content
The images and videos on this website are computer-generated to show the types of project we build. They are not photographs or footage of our completed work. Planning, building regulations and tax information is general guidance only and may change; we confirm what applies to your project at the survey.
7. Using the website
You may use this website for personal, non-commercial purposes. Do not misuse it, copy it in bulk or try to interfere with how it works. Links to other websites are provided for convenience; we are not responsible for their content.
8. Complaints
If something goes wrong, contact us at info@skdevelopments.co.uk or call 0800 088 6248. We will acknowledge your complaint and try to put things right. You can also get free advice from Citizens Advice.
9. Law
These terms are governed by the law of England and Wales. If you are a consumer living in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
