How do I build a new home on my plot?
Short answer
Start with a feasibility check of the plot, then design and planning permission, detailed design and building regulations, a structural warranty and finance, then the build itself, which typically takes 9 to 14 months on site. New homes are normally zero-rated for VAT.

1. Feasibility
Check access, services, ground conditions, trees, ecology and planning policy before spending on design.
2. Design and planning
Full planning permission is needed. Pre-application advice from the council can reduce risk.
3. Technical design
Building regulations drawings, structural design and energy calculations.
4. Warranty and finance
Mortgage lenders usually require a structural warranty. Self-build mortgages release funds in stages.
5. Build
Groundworks, superstructure, roof, windows, services and fit-out, with inspections throughout. See our new build service and guide cost of £2,000–£3,200 per m² of floor area (build cost).
